Building area: 40.42m².

The living area of the building includes:

1. open-plan kitchen with dining and living area;
2. bedroom;
3. hallway;
4. bathroom combined with WC;
5. sauna.

Outdoor area:

1. terrace with a roof (dimensions: 10.5×2.01m). Price is €424/m² (including VAT).

The house is fully suitable for living in all seasons.

Technical description of the modular house with sauna

MAIN STRUCTURE:

• external wall insulation – 200mm eco wool;
• floor insulation – 250mm eco wool;
• roof insulation – 200mm eco wool;
• partition wall insulation (sound insulation 70 mm – 100 mm);
• structure – 150 mm timber.

EXTERNAL FINISH:

• wooden cladding (can also be thermo wood);
• metal window sills, rain gutters, downspouts;
• metal roofing.

INTERNAL FINISH:

• walls – planed wooden cladding (other options available as per client’s request);
• ceilings – planed wooden cladding (other options available as per client’s request);
• floors – laminate, parquet, tiles (as the client chose).

WINDOWS AND EXTERNAL DOORS:

• PVC windows, openable;
• fixed or showcase type windows;
• PVC doors with glass, lockable.

ELECTRICAL INSTALLATION:

• built-in cables to sockets and light fixtures;
• distribution box with automatic switches;
• preparation for facade lighting.

BATHROOM AND WC:

• walls – tiled;
• ceilings – moisture-resistant drywall;
• floor – electrically heated;
• water drainage trap;
• openable small window.

WATER AND SEWAGE:

• built-in water supply;
• water and sewage outlets to the house foundation.

VENTILATION:

• in the bathroom;
• in the kitchen.

SAUNA:

• electric sauna stove (in the pictures – Harvia Spirit SP90XW wifi);
• two-level thermo wood benches with backrests;
• tiled floor;
• black alder finish on walls and ceilings;
• tempered bronze glass door to the sauna room.

Additionally, by agreeing on costs (the items listed below are not included in the building price):

1. for the building, you can choose interior lights and outdoor lamps, electric radiators (in the photographs – 3 pcs.), heat pump (air-to-air);
   for the bathroom: shower cabin, shower set, toilet, electric water heater, etc.;
   for the sauna: LED strip lighting can be installed under the benches, with 7-color changing modes and various lighting effects;
   for the living area: fireplace (in the photographs – wood burning) and chimney;

3. customize the building layout, dimensions, materials, equipment, etc., according to needs and preferences. ​

During production, we regularly inform the customer about the progress of the work.
The price does NOT INCLUDE transportation, preparation of the foundation, and installation.
